How the Build On Your Land Process Works.

1Start the Conversation

We begin by learning about your goals, preferred home style, anticipated budget, timing, financing plans, and land status.

You do not need to have every answer before contacting us. Reaching out early can help you better understand the decisions that will affect your project.

2Choose Your Home Plan

Explore our collection of BOYL-approved plans and identify the design that best fits your lifestyle, homesite, and budget.

Depending on the plan, approved elevations, structural options, and plan-specific modifications may be available. Our program is designed around Create Homes plans rather than fully custom, architect-led designs.

3Get Financing Pre-Approval

Early financing guidance helps establish a realistic project budget before detailed planning, selections, and construction documents begin.
Many Build On Your Land customers use a construction-to-permanent loan or another form of construction financing. Our preferred lending partners can help explain available options, review your pre-approval, and help you understand how your land, home plan, site requirements, and selections may affect the overall project budget.

4Review Your Homesite

Every property is different. Before final project pricing and construction planning can be completed, the homesite must be reviewed for items that may affect construction.

These may include:

  • Property access
  • Home placement and setbacks
  • Topography and grading
  • Clearing requirements
  • Driveway location and length
  • Water, sewer, well, and septic availability
  • Utility connections
  • Foundation requirements
  • Drainage or retaining conditions
  • Local permitting and zoning requirements
  • Applicable neighborhood or architectural restrictions

Additional surveys, soil evaluations, engineering, utility information, or governmental approvals may be required depending on the property.

5Approve Building Agreement

Once the home plan, homesite information, financing path, and project expectations are sufficiently reviewed, you will approve the building agreement.

This agreement allows Create Homes to begin the detailed planning, selections coordination, pricing confirmation, construction documentation, and pre-construction work needed to move the project forward.

6Personalize Your Home

After the building agreement is approved, you will complete your approved structural, exterior, and interior selections through our organized selections process.

Selections may include:

  • Exterior materials and colors
  • Cabinets and countertops
  • Flooring and tile
  • Plumbing fixtures
  • Lighting
  • Appliances
  • Interior doors and hardware
  • Paint colors
  • Trim and millwork
  • Fireplace options
  • Technology and connected-home features

Selections are made from approved Create Homes products and options. Product availability, plan compatibility, building codes, engineering requirements, and builder approval may affect available choices.

7Pre-Construction Meeting

Before construction begins, you will meet with the Create Homes team for a dedicated pre-construction meeting.

During this meeting, we will review the final plans, selections, site information, communication process, construction expectations, safety requirements, and major project milestones. This meeting helps make sure everyone is aligned before work begins on your property.

8Close on Your Loan

Once the plans, selections, agreement requirements, lender requirements, and property information are complete, you will work with your lender to close on your construction loan.

Your construction loan must be closed before construction begins. Create Homes will coordinate the required construction documentation, approved pricing, and project information needed for the next phase of the process.

9Build Your Home

Your superintendent will oversee construction, coordinate our trade partners, and serve as an important point of communication during the building process.

You will receive project updates and participate in scheduled meetings at key stages of construction. For safety, quality control, and scheduling purposes, all site visits must be coordinated with Create Homes.

10Orientation and Moving Day

As construction nears completion, we will inspect the home, review any remaining items, and conduct a homeowner orientation.

During the orientation, we will explain important home systems, maintenance responsibilities, product information, and warranty procedures.

After closing and move-in, your relationship with Create Homes continues through our one-year Builder Warranty and ten-year structural warranty protection.

Build On Your Land allows you to select an approved Create Homes floor plan and build it on property you own or plan to purchase.

Do I need to own land before contacting Create Homes?

No. Contacting us before you purchase property can help you understand the information needed to evaluate a potential homesite.

Can Create Homes help me find land?

Create Homes is not acting as your real estate broker unless specifically agreed in writing. We can, however, help you understand construction-related property considerations and may connect you with qualified real estate professionals.

Can I bring my own floor plan?

The Create Homes BOYL program is designed around our curated collection of approved home plans. Limited plan-specific modifications and approved options may be available. Fully custom plans would require separate review and may not qualify for the program.

How much does it cost to build on my land?

The total investment depends on the home plan, options, selections, property location, site development, foundation, utilities, permitting, and other property-specific requirements.

After the plan, property, and selections are sufficiently defined, Create Homes can prepare project-specific pricing.

What costs are affected by the homesite?

Homesite-related costs may include surveys, clearing, grading, excavation, driveway work, utility extensions, well or septic systems, foundation requirements, retaining walls, drainage work, engineering, permitting, and other jurisdiction- or property-specific items.

Can I make changes to the floor plan?

Approved structural options and plan-specific modifications may be available. All changes are subject to plan compatibility, engineering, code requirements, pricing, schedule, and Create Homes approval.

How are selections handled?

Customers choose from approved Create Homes products, finish levels, and options through an organized selections process. Selections are finalized before final construction documents and pricing are completed.

Can I supply my own materials or hire my own subcontractors?

To protect quality, scheduling, safety, purchasing coordination, and warranty coverage, Create Homes generally uses its approved trade partners and products. Any customer-supplied product requires advance written approval and may not be permitted.

What type of financing will I need?

Many BOYL customers use a construction-to-permanent loan, although available financing depends on the customer, property, lender, and project. Our preferred lenders can explain available options.

How long will the process take?

The total timeline depends on plan and selection decisions, property due diligence, financing, engineering, permitting, site conditions, product availability, weather, jurisdictional inspections, and construction scope. Create Homes will provide a project-specific anticipated schedule as the project becomes fully defined.

What warranty is included?

Create Homes provides a one-year Builder Warranty and ten-year structural warranty protection. Specific coverage, exclusions, homeowner responsibilities, and claim procedures are governed by the applicable warranty documents.
